I’m Jack, owner of Legacy Painting, and we just wrapped an interior job over in Ford’s Colony that reminded me why I always tell homeowners in Williamsburg the same thing: painting a home like yours is not the same job as painting a standard subdivision house, and you shouldn’t hire someone who treats it like it is.

I’ll walk you through what I mean, because if you own a home in one of Williamsburg’s nicer communities, or one of the older homes closer to the historic district, there are a handful of things that genuinely change how the work should be done. Knowing them will help you spot a painter who gets it, and steer clear of the ones who don’t.

Williamsburg’s High-End Homes Aren’t All the Same

When people say “Williamsburg,” they’re really talking about a few very different kinds of homes, and each one asks something different from a painter.

The gated golf and waterfront communities. Ford’s Colony, Kingsmill, and Governor’s Land are the addresses most people picture when they think high-end Williamsburg. These are custom estates, patio homes, and townhomes built to a standard, and the homeowners expect the paint to match that standard. The Ford’s Colony job in these photos is a good example: big open rooms, a wall of windows looking out to the pool, and detailed trim everywhere you turn. There’s nowhere to hide a sloppy line in a house like that.

The historic and older homes. Closer to Colonial Williamsburg and the older parts of 23185, you get homes with real age to them. Plaster walls instead of drywall, original millwork, and often paint layers going back decades. These need a different touch entirely, and I’ll get into why below.

The mistake I see homeowners make is treating price as the only variable. On a high-end home, the painter you choose matters far more than the number at the bottom of the quote.

The Part Most Homeowners Don’t Expect: HOA Approvals

Here’s something that catches a lot of homowners off guard in communities like Ford’s Colony, Kingsmill, and Governor’s Land. You often can’t just pick a color and go.

These communities have architectural review, and for anything visible from the outside (and sometimes for changes a board considers significant) you may need approval before a brush touches the wall. Governor’s Land, for instance, ties homeownership to a country club membership and runs a tight ship on standards. Ford’s Colony and Kingsmill each have their own review process too.

What that means for you is simple: the painter you hire should already understand how this works and build the approval timeline into the plan, not discover it halfway through. When my crew takes on a job in one of these communities, we account for it up front so your project doesn’t stall waiting on a board. A painter who’s never worked inside these neighborhoods won’t even know to ask.

Why a Wall of Windows Changes Everything

Homes like this are built to pull in light, and that’s beautiful. It’s also unforgiving. All that natural light rakes across your walls and shows every roller mark, every missed spot, every wavy line where the wall meets the trim. A finish that would look fine in a dim hallway gets exposed the second the afternoon sun hits it.

That’s why detailed homes take longer and cost more to do right. All those windows mean an enormous amount of careful cutting-in by hand, slow work around glass and mullions, and no shortcuts on prep. When we quote a home like the one in these photos, a big part of the number is simply the hours it takes to make all that trim and glass look clean in full daylight. If you get a bid that seems suspiciously fast and cheap for a house full of windows, that’s your sign someone’s planning to rush it.

You’ll also notice the floors in both photos are completely covered. On a high-end home with hardwoods, protecting what’s already there is not optional. It’s part of the job.

Older and Historic Homes Need a Different Approach

If your Williamsburg home has some age to it, especially anything built before 1978, there’s an added layer: lead paint. Older homes commonly have lead in the original coats, and disturbing it through sanding or scraping without the right precautions is a real safety issue. This is work for a crew that follows lead-safe practices, full stop.

Beyond that, older homes tend to have plaster walls, which crack and behave differently than modern drywall, and original trim and millwork worth preserving. The prep on these homes is the whole game. Done right, the results are gorgeous and last for years. Done carelessly, you’re looking at peeling and adhesion problems within a season or two.

Why the Cheapest Quote Usually Costs You More

I’ll be straight with you, because it’s the single most important thing I can say to a high-end homeowner.

On a home like this, labor and prep are where the money goes, and they’re also the first things a lowball bid cuts. When a quote comes in well under everyone else’s, it’s almost always because someone is skipping steps you can’t see yet: less prep, fewer coats, cheaper paint, faster passes around all that trim. You won’t notice on day one. You’ll notice in a year, when the sunlit walls start showing it and the “savings” turn into a repaint.

  • They put prep in writing. The quote should spell out surface prep, priming, number of coats, and the paint line. Vague quotes hide corners.

The only thing I regret about the job that Legacy Painting did when they repaired and painted one of the bedrooms here is that I didn’t take a before picture. The room was in sad shape and the color, lime green, was terrible. Legacy delivered exactly what they promised in completing the job. The room is now exactly what we hoped for. They were very conscientious of making sure their was perfect and we were happy.
